The City requires us to get two-thirds of the community to agree to the levy process. It means that the cost of raising the community to Level "A" maintenance will be added to your tax bill, making it easy for everyone. This will also allow the community to keep up the amenities, improve all the landscaping and maintenance, and get some perks—like snow removal on the common sidewalks, the park entrances and park sidewalks (This won't guarantee to make your home more valuable, but the nicer our community is–the more desirable it is to buyers). Right now the developer, Citiland, has been good at keeping things up. But they are on their way out of our community, and it's up to all of us now to keep Royal Oak beautiful.

It will likely take the volunteers most of the summer to get all the signatures needed from all of the homeowners. After that, the City will need three months to approve our petition, If it passes, then the City will hear any arguments against instating the levy—that process is allowed three months. If all goes well, we will have our approval in the winter of 2010-2011. This will allow your Homeowners Association Directors to make the necessary arangements with landscape contractors approved by the City before the spring of 2011.

If you want to see the tax Levy program working for a community, look at Hawkwood. They've had the Levy program for about five years. The community looks like people care about it with flowers planted in the spring at entrances, regular watering of trees and boulevards, and much more. With your help, the Board of Directors can do a lot to bring Royal Oak Estates back to being a desirable community. Things like: getting the fountains back in the ponds, get more rocks around the gazebo, regular maintenance of all the parks and common areas, beautification along the boulevard.

Now that we have become an actual entity, our next step is to obtain your permission to allow the City of Calgary to levy the official fees that we will need for our upgrade plans for Royal Oak Estates. In the next month, you will see a preparatory campaign for this petition process and invitations to visit our website at ROEHA.ca for more detailed information. We would like to begin our door- to- door campaign during the month of May where we will need you to join us with your signature, that will signify your desire to approve an annual fee of $200 per year per household; this equates to about $17.00 per month per household. Are you willing to pay this minimal amount to see our community one of the best in the City? Many of us are willing to do this.

We will be calling on our wonderful group of willing volunteers who have agreed to help us with this task. We are looking forward to meeting all of you at your door in person over the next few month. We need 2/3 of the community to agree to the tax levy.

Some of the upcoming projects we have planned for this Spring include:

  • boulevard beautification with planters and flowers - there has been a noticeable lack of plant foliage and colour in our area compared to others in the city who have the tax levy in place
  • plans to re-vamp the sign area to make it more maintenance free - in the past, we have had vandalism, weeds, lack of watering, lack of timely grass cutting
  • a board sponsored Community Garage Sale for Royal Oak Estates - a chance to clean out those garages and basements for a fresh start to Spring
  • joining in the annual Community Clean-up with our Community Association - RRROCA
  • upgrades to our tot lots with additional equipment approved for safety, of course
  • City of Calgary snow ploughing of our side streets with heavy snowfalls for upcoming Winters
  • community block party in the Gazebo area to officially "turn on" our restored fountains
  • addition of flower beds in the park areas

-these are only to name a few of the exciting ideas we envision for our area!!

With your approval of our new tax levy with the City of Calgary, we can accomplish all of this and more in the near future. We hope we will have your continued support in this! We can't do it without you!!
